	Counseling available to increase client awareness of the process of becoming a homeowner and to calculate the affordability of homeownership.
	Budget Counseling
	Counseling available to assist clients and/or enhance financial management skills.
	Mortgage Default and Delinquency
	Counseling available to increase client awareness of programs available to prevent foreclosure when possible. Counselors available to work on clients' behalf with lenders when necessary. Also available to discuss foreclosure process when necessary.
	Home Equity Conversion Mortgage Counseling
	Counselor available to discuss reverse mortgage programs, calculate financial gain, and discuss options with clients who are considering applying for a reverse mortgage.
	Rental Counseling and Rent Delinquency
	Counseling available to discuss rental process and rights of tenants.
	Settlement Expense Loan Program (SELP)

	Federal Family Self-Sufficiency Program (FS-S)
	Provides assistance, supportive services, and the opportunity for families to achieve economic independence and self-sufficiency. Each participating family enters into a five-year Contract of Participation entailing the services to be provided to the family and the obligations of the family.  The head of household must agree to seek and retain employment.   During the term of the contract, the Housing Agency establishes an interest-bearing escrow account on behalf of the family.  Increased earned income does increase the family's portion of rent and also serves as a savings for the family.
